Who should I talk to first?

This will depend on the scale of your renovation, and your budget. If you are planning a large-scale extension, and have a decent budget, the first professional you talk to will probably be your architect.

For smaller projects, you can save by going straight to the structural engineer or builder.

The initial conversations, wherever you start, are to get to your layout and plans – and the first part in the process will then likely be to get planning permission.

 

 

Do I need the architect to project manage the build?

This is likely going to be a budget-based decision. If you can afford them, the architect will be able to ensure their vision is brought to fruition by project managing the work. However, their time and skills are valuable, and hourly rate is therefore pretty high. If you can’t afford this, make sure you spend the time getting to know the details yourself, and working with the builder to make sure everyone understands the end goal.
